Services and support available

Landlords who choose to work with us have access to the following services for free:

  • Free tenant matching service

    We will identify prospective tenants, complete affordability checks to ensure the accommodation is suitable. We can arrange viewings on your behalf to ensure tenant attendance as well as facilitate signature of the tenancy agreement.  

  • Free inventory

    Before and after a tenancy we will undertake a full, detailed inventory with videos and photographs. Should there be a dispute over the condition of the accommodation at the end of the tenancy we can help mediate to identify issues that might exceed usual wear and tear.

    Full membership of the NLA includes:

  • Deposit and 2 months’ rent in advance as standard

    You will receive a cash deposit equivalent to 5 weeks rent as well as 2-months rent in advance.  All deposits must be protected in a registered deposit protection service, registered to Test Valley Borough Council. On occasion, we may be able to offer flexibility on the duration of rent in advance.

  • Access to Landlord Advice

    Our dedicated Landlord Officer will be your point of contact and can assist with essential forms and documentation, as well as helping you to manage your property effectively and establish links to the Private Sector Housing department. This can include advice on grants and schemes to improve the home.  We can also keep you up to date with any legislative change.

  • Tenancy Sustainment Support

    Our Private Rented Tenancy Sustainment Officers will provide your tenant with a bespoke package of support to ensure the tenancy is a success. We will work to ensure that lines of communication between you and the tenant are effective.

    We will complete a tenant welfare check one- two weeks after they move in to confirm how they have settled in and ensure that the relevant claims are in place for payment of rent.  We will then assess whether they will benefit from further support to ensure that the tenancy is a success.

    We are also able to provide reactive support if you contact us to advice that there is an issue which would benefit from specialist support.

    Tenancy Sustainment Officers can assist tenants in applying for crisis funds to contribute to a stable and positive tenancy.  

  • Tenant Welcome Pack

    We will ensure that every tenant is issued with a Tenant Welcome Pack which includes all the relevant contact information and advice on when issues need to be raised. The pack will include tips and advice on looking after the home including damp and mould prevention.
